This report focuses on homes priced above $1,000,000 in three zip codes in North Scottsdale - 85255, 85262 and 85266. The data for this report comes from the Arizona Regional Multiple Listing Service and covers January 1, 2019 December 31, 2019. For those of you who are unfamiliar with us, we are one of North Scottsdale’s most innovative real estate teams. We take a different approach from much of the industry to help our clients buy and sell homes. We have built multiple successful businesses in the past by disrupting traditional business models in the industries we served, and are applying this approach to real estate. MARKET OVERVIEW P H O ENI X ME TRO LUXURY MARKET As we go to press, general market news for the luxury home market is quite positive. The total number of homes priced above $1,000,000 in the entire Phoenix Metro Market that closed between 1/1/19 and 12/31/19 is slightly ahead of the number that sold during the same time period in 2018. In 2018, 2,092 homes closed escrow during the period. This year, during the same period, 2,245 closed; a 7.3 percent increase. N O RTH S COTTSDAL E LUXURY MARKET Looking specifically at the three zip codes that comprise North Scottsdale, luxury home sales were ahead slightly with 650 closing escrow in 2019, compared to 639 closing in 2018. . This represents a 1.7 percent increase in units sold. Other statistics paint a stronger picture. The number of days on market decreased slightly from 215 days to 209 days, which is a modest improvement, likely due to lower inventory availability. However, there was a definite increase in dollars per square foot. In 2018, the median price per square foot was $344, and in 2019 it increased to $361. This is a 4.9 percent increase, which, for the average size home of 4,941 square feet, translates into $83,997 of additional potential upside. As we head into the busier season, there is one area of concern, but reasons for optimism also. The point of concern relates to a slower summer sales season than 2018. If we look at the number of homes that went under contract during the 2018 summer, June 21- Sept 23, last year 171 homes were sold. However, during the summer of 2019, only 132

homes went under contract during the same timeframe, a 22 percent decrease. Since we are not seeing a general decrease year over year, we are hoping that this was a seasonal anomaly that will adjust as the year continues. There is also encouraging data when looking at luxury inventory. Inventory is measured by the number of available homes, but more importantly by days of inventory. Days of inventory means that at the current sales rate, the number of days it would take to deplete all available inventory. In the luxury space, this is always high compared to the general market. For the past year, the number of days of inventory

remaining is at one of the lowest points it has been in years. As of December 31, 2019, there are 351 days of inventory, which is significantly below the running average of 605 days, and dramatically below the 684 days of inventory available in December 2016. Inventory is down across the housing market in the entire Phoenix metro area. Looking at the market of all homes listed below $1,000,000, there are only 39 days of inventory and at $500,000 and below it drops even further to 33 days, which is the lowest point since at least 2011. F E E DE R MARK ETS Much of our market demand for luxury homes is generated by feeder markets in other parts of the country. We can determine with some accuracy where our feeder markets are by looking at search volumes on real estate websites. The feeder markets for the third quarter of this year show some interesting trends. Two states in particular are driving buyers to our area. Nearly every luxury buyer that has purchased a home through us this past year has come from California, with the clearly stated objective of escaping high taxes and crumbling infrastructure. Because of the state of the market in California, where the median home price is $549,900, California buyers can get a much better home in our state, where the median price is $295,000.

During the third quarter of 2019, 27.7 percent of market interest in the Phoenix and Scottsdale markets came from areas of California.

This becomes more interesting when comparing it to the second quarter of 2019 where only 22 percent of the interest came from the state. This is a quarter-over-quarter increase of 26 percent. In the luxury space, we feel the number is significantly higher. We have discussed this with other agents serving the same market, and we are all in agreement that right now, we project 60 percent of the luxury buyers are coming from California. Data on searches in Maricopa county confirm what we have been experiencing. This graph shows the top ten feeder markets in the country that are looking for homes in our area. The data is compiled from searches on the Realtor.com website during the third quarter of 2019.

The second state driving buyers to Arizona is Illinois. Anyone who has spent any time in our area during the winter months is used to seeing midwest license plates everywhere, but these are our snowbirds. We are seeing an increase of buyers who are moving here full time. Again, they are coming here to buy because of exorbitant real estate taxes. The effective real estate tax rate for Illinois is the second highest in the country, eclipsed only slightly by New Jersey, at 2.31 percent. As a point of comparison, our effective real estate tax in Arizona is only .72 percent, nearly 70 percent lower than Illinois. One client looking to purchase one of the homes we have listed in Scottsdale is leaving a home in the Chicago area. His home is on the market for $1,495,000 and the 2018 property taxes were $42,950. The home he is looking to purchase here is listed at a similar price, but the 2018 taxes were $5,859. There is a lot you can do with an extra $37,000 every year, not to mention the savings in not having to have your driveway plowed. TOOLS & TECHNOLOGY S O U N D S CORE We are always looking for tools that can help our clients. This is one we came across recently that has proven useful on multiple occasions. Depending on the buyer, noise, or the lack thereof, can be a major factor in their home purchase. It isn’t always possible to determine from a few visits an area’s noise level. Enter Soundscore - a patent pending technology that builds a “noise map” of an area, pulling in data about vehicle traffic and airport noise. A soundscore is a number from 50 to 100. A score of 100 is total silence, and 50 is extremely loud. We recently had a listing where the buyer expressed concern about noise from a nearby road. We pulled the Soundscore for the home we had listed, then entered the address of the home where they currently live. Our listed home was significantly quieter than their existing home, which allayed their fears. Below are two Soundscores; the first is the address of a major hotel in Times Square, and the second is one of our beautiful, quiet listings in North Scottsdale’s Whisper Rock community.

It plans the most efficient route, and provides a way to share feedback with the selling agent. For sellers, it facilitates showings and provides feedback. Any agent who subscribes to MLS in our area has a basic version of ShowingTime available. However, there is a paid advanced version of the product that provides sellers and agents with tremendous additional insight into market activity. As an example, let’s assume a seller has a home listed for sale in North Scottsdale, and the seller is interested in the number of showings and how those compare to other similarly priced listings. When we list a home, we compile these reports to help us see if we are pricing a home to maximize showing activity. technology. Earlier this year, KW released a new platform called KW Command that links to an artificial intelligence data cloud that learns as it is used by clients and agents. Ultimately, it will track transactions and provide knowledge back to clients based on machine learning. What does this really mean? Perhaps one example of what it can do provides a glimpse into the future. Since it tracks transactions, it aggregates data on all types of deals for many different types of homes in many markets. As the data in the cloud grows, the system will be able to analyze potential offers and rate the likelihood of an offer being accepted. Increasing the earnest money from $10,000 to $15,000, for example, may increase the chance of an offer being accepted from 80 percent to 95 percent. The agent application is already changing the industry for Keller Williams agents. The consumer application also provides a great user experience for anyone interested in real estate in any market. While many agents today dislike what Zillow has done to the real estate industry, we embrace the company for the disruption it has brought, and the way it has put data into the hands of consumers. Price It Properly From the Start

Sometimes homes sit on the market for years and people wonder, why are those houses still on the market? There can be several reasons, one of which is that they are often priced too high. Every buyer has a budget, and most will be viewing listings within a particular price range. If your property is overpriced, it can’t properly compete with the other houses they’re viewing that are priced correctly. This means it will sit on the market until you’re eventually forced to drop the price. Alternatively, if you price your home aggressively, it may be among the nicest homes that buyers have seen within their budget. This can lead to emotionally-attached buyers, who are often willing to pay a premium or settle for fewer seller concessions. In certain markets, this can lead to multiple-offers or a bidding war. Current market conditions truly determine the price of your home. Just because you feel your home is worth a certain amount, does

not mean the current market will agree with you. We can help you determine the ideal listing price, knowing that pricing it properly in the beginning is the best way to ensure a profitable sale. There are too many agents anxious to take listings at any price. These agents know a home is overpriced, and we can guarantee that soon after the ink is dry on the listing contract, they will begin the process of beating you down to lower the price.

Put on a Good Show at Each Showing

Once buyers are interested enough to schedule a visit, it’s crucial that you put on a good show at each showing when selling your home. The first step is to make your home readily available — and often on short notice — for buyers to see it. A missed showing is a missed opportunity to sell your home. If you set too many restrictions on when it’s available to view, busy buyers will simply skip over your listing and move on to the next one. Part of making your home available means keeping it show-ready as long as it’s on the market. Most of us don’t live picture-perfect lives, and our homes reflect the day-to-day 9


reality of our busy, and sometimes messy, families. A little extra effort spent keeping your home clean, fresh-smelling, and ready for buyers will help it sell faster, which means you can get back to your regular routine as quickly as possible. One element that helps us put our client’s luxury homes in the spotlight is that we attend most showings. We turn on all the lights, if appropriate, light fireplaces, turn on pool and spa water features, and, if available, we turn on the music system, and play music that we have selected to fit with the home’s style. Our job is to try to engage all of the senses when we have a potential buyer in the home to increase the likelihood that your property will be remembered and thought of fondly.

Use a Proven Promotion Plan

Most agents are still marketing their listings the same way they did 25 years ago. Put a sign in the yard, place the listing on the MLS, and pray that it sells. Yet, we know that 93 percent of buyers search for real estate listings online. So, when you are selling your home, you need a promotion plan that gets attention. 10

We invest heavily in Zillow to get our listings showcased and displayed to as many buyers as possible. We are one of only approximately one thousand agents nationwide that invest in the Zillow Premier Agent Direct program. This is Zillow’s program designed to promote listings. Many agents participate in Zillow’s standard Premier Agent program, which is designed for agents to connect with buyer clients, not to sell their listed homes. If an agent tells you they use Zillow, ask them to show you a report from Zillow indicating traffic to their listings for the past month. It should look similar to the one below. If they are unable to produce the report, they are not in the Premier Agent Direct program.

THE BACK STORY A truly unique buyer contacted us looking for a special property. Two sisters wanted to buy a second home together, but the challenge was that they wanted two full master suites so that they could both live in the home equally without one or the other feeling like a guest. There are very few homes on the market that meet this criteria. Many homes in the Scottsdale luxury market may have a casita that fits the bill, but the sisters wanted both master suites in the main house. WHAT WE DID We toured a wide variety of homes and areas. They decided they liked the Desert Mountain community, and we visited dozens of homes, but

none of them fit exactly what they were seeking. One sister indicated that she had seen a home on the market several years ago that was exactly what they wanted, but it was no longer for sale. They did, however, still have the address. We decided to see if we could help them purchase that home. We wrote a letter to the owner explaining our client’s interest and inquiring as to whether they might still be interested in selling. We did not hear anything for over a month, which we thought may indicate there was no interest in selling. It turned out the person listed on the tax records was an advisor to the owners. He had received the letter and forwarded it onto the owners, but they had been traveling for an extended period, so it wasn’t until they returned and sorted through their mail that they

read our letter. They called us and indicated that yes, they were still interested in selling the home, but had taken it off the market. The sisters were returning to the area to look again for the third time the following week, and the seller agreed to allow us show our client the home. THE RESULT The home offered everything they wanted, and we were able to reach agreement with the sellers, and put together a mutually beneficial deal on a short timetable. The sellers even sought our assistance in providing vendors who could help facilitate packing and moving their belongings to their out of state primary residence. The sisters have moved into their new home and are enjoying their Scottsdale lifestyle.


Buyer Case Study

SCOTTSDALE, AZ 85262

THE BACK STORY A couple was interested in relocating from Rancho Santa Fe, California. They contacted us through our Zillow partnership to help them find the perfect property to create their new Scottsdale lifestyle. WHAT WE DID We spoke at length with the client asking specific questions that would reveal what they were seeking. We set up search criteria on our MLS portal that would automatically send homes to them for consideration, and also allow them to search for and select others that might be of interest. Prior to their arrival, we visited and previewed multiple properties in which our client was interested, to maximize their time during their visit from

California, and to ensure the properties we visited would meet their needs, and fulfill their wish list items. We also toured the communities in which our client expressed interest so they could not only understand the layout, but also explore the amenities each offered, and the proximity of those amenities to each property. One challenge in the home they decided to purchase was that they wanted to make significant changes to the structure, adding several rooms and an additional garage. During the inspection period, we assisted them in connecting with the HOA design review committee, an architect, and the City of Scottsdale, to ensure they could do the remodeling work they desired. Ultimately, their project was conditionally approved.

The purchase of the home in Arizona was contingent on the sale of their home in Rancho Santa Fe. We were in contact almost daily to provide guidance and support on their Arizona transaction, but also act as a sounding board for their California sale which was complicated by several factors, including the inability of the buyer to secure homeowners insurance due to the California wildfires. THE RESULT After a few tense weeks regarding the California sale, their property closed, and our client moved to Arizona and achieved a smooth close on their new property, and are now enjoying their Scottsdale lifestyle.

Charity Spotlight BIG CAT RESCUE

We recently discovered the admirable work of Big Cat Rescue when one of our client’s requested the donation we were making on their behalf, go to this charity based near Tampa, Florida. Big Cat Rescue began their efforts in November, 1992, and is one of the world’s largest accredited sanctuaries for exotic cats. Their mission is to provide the best home possible for the cats in their care, end abuse of big cats in captivity, and prevent extinction of big cats in the wild. ST. JOSEPH THE WORKER

Like many of you, we had items hanging in our closets that we knew others could benefit from, but not sure where to take them. So, we did some research and discovered St. Joseph the Worker. Their objective is to help their clients, typically homeless or those on welfare programs, to be prepared for the workforce, and doing so with pride is an important component to their philosophy. All of the clothing donated should be gently used, freshly drycleaned or laundered, and free from stains or disrepair. The Phoenix location is set up like a store to allow clients to shop for what they need. This location caters specifically to business wear for clients who are interviewing or entering the workforce. Clothing is displayed artfully, grouped by size and clothing type, folded, or hanging on racks, just as they would in any other shopping environment. There are two private dressing rooms and mirrors, so clients can try on clothing. Staff is on hand to assist with sizes or creating outfits, providing thoughtful assistance and another opportunity for learning. It looks like a boutique clothing store down to neatly styled mannequins showing fashionable options, inviting wallpaper and modern light fixtures.


What is also particularly beneficial about this charity is that they have partnered with others so that items donated that may not be right for their clientele, can easily be distributed to those partners. For example, jeans and work boots for warehouse or factory work, and even notebooks and pens so their clients can take notes during the education classes they teach about being in a working, professional environment.
